Management Services Detailed

Marketing Services:

a. Initial inspection and inventory of unit with online inspection report and photos.
b. Professional quality marketing photos.
c. Advertise unit, amenities, price and terms of lease on all lists.
d. Advertising online on multiple websites and social media.
e. Post “For Rent” sign on property and remove it when leased.
f. Schedule appointments for staff to show unit to prospective tenants.
g. Online or paper applications: run background and reference checks.
h. Approve tenants per established policy or with owner approval for exceptions.

Leasing services:

a. Draft and execute leases in person or with online signatures
b. Collect rents and disburse payments as provided by agreement.
c. Address tenant issues to negotiate and resolve tenant disputes.
d. Institute and prosecute actions to remove tenants as needed.
e. Institute and prosecute legal actions against tenants for damages.
f. Recover tenant owed funds even after tenant has left property.
g. Contract for utility services and landlord revert as provided.
h. Inspect property for lease compliance and take action as needed.
i. Receive rent by check, money order, or online payment by tenants.

Property maintenance services:

a. Provide online or recorded system for reporting maintenance issues.
b. Perform move out and routine inspection reports with photos.
c. Contract for repair/cleaning services from vendors or home warranty providers.
d. Track vendor assignments and invoicing.
e. Inspect work completion and address vendor disputes.
f. Pay vendors, utility, city and other bills as requested by owners.
g. Provide after hours and emergency services to preserve the property.

Reporting and Funds Disbursement:

a. Provide monthly owner statement reports of income and disbursements.
b. Pay rents to owner by ACH or by mail between the 10th and 14th monthly
c. Provide special reports such as rent roll, cash flow reports upon request.
d. Provide work order reports and invoices for maintenance issues
e. File IRS required 1099 income statements and end of year reports

Office Staff Services:

a. Front desk receptionist.
b. All phones are answered 24 hours by Sagebrush personnel.
c. Appfolio.com is the online Property Management System.
d. All marketed units are shown by staff or contract employees.
e. A licensed Broker provides leases, contracts, tenant and owner relations.

Limitations on Sagebrush Real Estate Broker and Property Owner:

Broker and owner must comply with all local, state and federal laws concerning fair housing, environmental protection, the fair credit practices act, the New Mexico Owner Resident Relations Act, etc. in the performance of the duties assigned. Sagebrush is not liable for any acts or omissions by owner, prospective tenants or other persons engaged to perform services on the property.

Fees for Services Provided:

The 10% management fee plus gross receipts tax is the only fee charged for services. A discount is available for multiple property owners or military members.
